/ Completed Projects, DFW

The decisions are visible. So is the work.

Each project below documents what we kept, what we changed, and the reasoning behind both. No staging. Honest daylight. Real rooms.

— Structure first, always

Six properties. One standard.

Tight close-up of a craftsman's hands pressing a hand-cut tile into fresh mortar on a kitchen backsplash, natural north-facing window light raking across the surface, mortar texture visible at the edges, no gloves, deliberate placement visible

Edited, not replaced

What stayed is as deliberate as what changed.

A 1970s brick wall doesn't come down because tile is trending. Original hardwood stays if the bones are sound. Every call we make is traceable — you can walk the room and read the reasoning.

Three years after handoff, these houses don't feel new. They feel settled. That's the outcome we're building toward on every project.

Have a property worth doing right?

We're selective. If the bones are there and the brief is clear, we'd like to hear about it.
